Yes, we sell one of these (SherpaFolio — it's on the list, with its weaknesses printed like everyone else's). We wrote the ranking anyway, because the honest version of this page didn't exist: every entry below names who it actually fits, what it costs when the vendor publishes it, and what it's worse at. "Best" depends on your situation, so the ranking is by scenario, not a single podium.

How to read this

Three shapes of tool get conflated under "owner reporting": PMS modules (great if you run that PMS, worthless otherwise), standalone software that works with the PMS you have, and done-for-you services. Quote-based pricing is labeled quote-based — we don't guess numbers vendors don't publish.

Where Folio is genuinely different: the portal is continuously current rather than a month-end artifact, every number reconciles against QuickBooks and actual channel payouts, and it handles the cases that break spreadsheets — mid-year ownership changes, lockoff units, clawbacks. It's also the option on this list built and run daily by an operator (our 80 doors at Nomad Hospitality).

Where it's honestly weaker: we're the youngest entry here, we don't do owner payouts or 1099 e-filing in-platform the way Guesty and Escapia do, there's no owner mobile app, and our deepest PMS integration is the one we run ourselves. Our full drawbacks list is published like everything else.

The baseline everyone's replacing: QuickBooks + a spreadsheet

QuickBooks Online runs $38–$140/mo (2026 pricing) and can hold the books for any of the setups above. What it can't do natively is separate trust and operating funds per owner or produce owner statements — that's a person, a template, and a weekend every month. It works. It's also the single biggest source of "the statement doesn't match the bank" conversations in this industry, which is why this whole category exists.
