Pricing · published in full
Here's what it costs. All of it.
Most software companies make you book a call to learn the price. We think that's backwards — so here's ours, including the parts that aren't finished yet and what happens when they are.
The founding cohort: 10 operators, two flat bands.
Sherpa Data runs 80 doors every day — ours. What it hasn't done yet is run yours. So instead of inventing a pricing grid and pretending it's battle-tested, we're doing the honest version: 10 founding operators get the entire suite at a founding rate — two flat bands by portfolio size — locked for 12 months, in exchange for telling us, bluntly, what works and what doesn't.
When the founding term ends, standard pricing gets published on this page for everyone, and founding members keep founding terms.
- + All nine products — Folio, Ledger, RateAlpha, RatePulse, Vantage, Listing Studio, Sites, Hearth, Sherp
- + White-glove onboarding: we connect your PMS and stand up your owner portal with you
- + A shared Slack channel with the people who built it (and run 80 doors on it)
- + Your feedback steers the roadmap — founding members get first say
- + Price locked for 12 months, then grandfathered founding terms when standard pricing publishes

The real question
What is your current stack costing you?
Slide to your door count and toggle what you're paying for today. Estimates use typical list prices — swap in your real numbers mentally; the shape of the answer won't change much.

Estimates only. Sherpa doesn't replace your PMS or PriceLabs — RateAlpha works on top of PriceLabs, so keep that line in your budget either way.
The fine print, out loud
Questions you'd ask on the call we're not making you book.
Why is founding pricing this low?
Because you're taking a chance on early software, and we're honest about that. The founding cohort exists so 10 real operators can pressure-test Sherpa on portfolios that aren't ours, tell us what's broken, and shape what gets built next. Underpriced access is what we're trading for that feedback. Standard pricing will be higher — and founding members keep founding terms.
What happens after the founding year?
We publish standard pricing (on this page, for everyone — no "book a call to find out"), and founding members move onto grandfathered founding terms. You will never wake up to a surprise invoice: any change to your price comes with 60 days' notice and the option to walk away, with your data exported.
What does the price depend on?
During the founding cohort, just your portfolio size — two flat bands: $299/mo for 15–99 units, and $499/mo for 100–299 units. Under 15 or over 299? Reach out and we'll sort it with you. After the founding year, standard pricing scales with doors under management, and we'll publish exactly how before anyone pays it.
What's the catch?
Two, honestly. First: some products are younger than others — Sherp is in beta, and you'll find rough edges elsewhere; you're joining partly to help us find them. Second: we expect founding members to actually talk to us — a 20-minute call each month. If you want software you never have to think about from a vendor you never have to talk to, wait for the standard release.
Do you require a PriceLabs subscription for RateAlpha?
Yes — RateAlpha works with PriceLabs rather than replacing it. It sits on top as your revenue manager: briefings, pacing, base-price recommendations, and an action queue. If you're not on PriceLabs, the rest of the suite works without it.
Can we leave? Who owns the data?
Month to month, cancel anytime, and your data is yours — bookings, statements, and reports export on the way out. Owner trust is the product; holding your data hostage would be a strange way to sell it.
10 founding seats open.
The first conversation is a 30-minute working session on your portfolio — you'll see your own use case in the product before you pay anything.
