Guesty owner reports vs. SherpaFolio.

First, the disclosure: we make SherpaFolio, so read this the way you'd read any vendor's comparison page — skeptically, with the sources at the bottom. We've tried to write the version we'd want to find if we were you, including the things Guesty does better than we do.

The real difference: a module vs. the whole point

Guesty is a property management system — one of the biggest — and its Owner Portal is a module inside it. If you run your whole operation on Guesty, statements generate from Guesty's own reservation ledger, which is genuinely convenient: no integration layer, business models (flat fee, percentage, tiered) baked in, statements previewed and sent from the same system that took the booking.

SherpaFolio is the opposite shape: owner reporting is the product. It connects to the PMS you already run and reconciles what the PMS says against what QuickBooks and your bank say. You don't switch property management systems to get it.

What Guesty genuinely does better

  • + Everything in one system. If Guesty is your PMS, statements flow from the same ledger as your bookings — no sync, no second vendor, per-agreement revenue models built in.
  • + End-to-end trust accounting and tax compliance. Their accounting add-on does bank reconciliation, native ACH owner payouts, check printing, and 1099 generation through IRS e-filing, in-platform. That's a mature, enterprise-grade suite — we don't do owner payouts or 1099 e-filing inside Folio today.
  • + Owner-experience breadth. A dedicated owner mobile app, owner-stay self-booking on the live calendar, 15+ languages, fractional-ownership support. Folio is a branded web portal; we don't match that surface area.

Where Folio wins

  • + You keep your PMS. Getting Guesty's owner portal means running Guesty. Folio sits on the system you already trained your team on.
  • + Reconciliation is the product, not a report. The most consistent complaint in Guesty's public reviews is statements not matching actual channel payouts, especially when owners are paid directly by the channels. Folio's entire reason to exist is that the number in the portal ties to the bank — across PMS, OTAs, and QuickBooks.
  • + Always current, not month-end. Guesty's statement workflow is a monthly artifact you preview, approve, and send. Folio's portal is continuously up to date — owners look whenever they want, and the statement is just a snapshot of a number that already reconciles.
  • + The messy cases. Mid-year ownership changes split into per-owner records by date. Lockoff units report whole-unit and standalone metrics without double-counting. Clawbacks flow through the trust ledger with a paper trail.
  • + You know the price before you talk to anyone. Guesty's Owner Portal requires Pro or Enterprise (quote-only), and statements additionally require the Accounting add-on, whose price Guesty doesn't publish. Ours is on the pricing page.

Pick Guesty's owner reporting if you're already on (or moving to) Guesty Pro or Enterprise and you want one vendor for everything — especially if in-platform owner payouts and 1099 e-filing matter to you.

Pick SherpaFolio if you like your current PMS, your owners have ever questioned whether the statement matches the bank, or you want owner reporting that's always current instead of a month-end production — at a price you can read before booking a call.
